What the live project data can tell an investor — entry prices, what is completed, what completes when and price per square foot — and the part it cannot: rent and future price. Every figure here updates when a project’s data changes.
Quick answer. I list 41 new projects in Ipoh, from RM170,000. 12 are already completed and can be rented out without a construction wait; 29 are still being built. I do not forecast rental yield or capital growth — that needs transaction and rent data I do not have — so this page shows what can be measured and tells you how to check the rest.
For a buy-to-let, a finished home removes two risks at once: you inspect the actual unit, and rent can start as soon as it is tenanted rather than after a two- or three-year build.

A lower entry price means a smaller loan and less cash tied up — which matters more for an investor than for an owner-occupier, because the return is measured against what you put in.

Worked on the entry price against the smallest published built-up. Where a project offers several sizes, ask for the exact unit’s price and size before relying on the figure.
New supply matters to an investor in a way it does not to an owner-occupier: several projects completing in the same area in the same year means several landlords looking for tenants at once.

There is no single answer that holds for every investor, and anyone who names one without asking your budget, holding period and whether you want rent or resale is guessing. What the data can show: 12 of the 41 projects I list are already completed and can be rented out without a construction wait, the lowest entry price is RM170,000 (Santorini), and 5 are freehold at RM500,000 or below. Start from those three filters, then check actual rents for that address.
I do not publish a rental yield figure, because an honest one needs real asking and achieved rents for comparable completed units at that address, and I do not have verified rent data. Check current asking rents on iProperty, PropertyGuru and Mudah for completed units in the same street or township, then divide a year of realistic rent by the full price you would pay.

A completed home lets you inspect the actual unit and start collecting rent without funding a construction period.
For a first or second housing loan, banks commonly finance up to 90% of the price. From the third housing loan onwards, Bank Negara caps the margin at 70%, so the cash you need up front rises sharply. Possibly. Real Property Gains Tax applies to the gain when you sell, at a rate that depends on how long you held it and whether you are a Malaysian citizen. It matters most if you plan to sell within a few years. The RPGT guide on this site sets out the current rates.
It changes how a bank values the property and how easily it resells late in the lease, but a new leasehold title is issued fresh, so the difference is smaller on a new launch than on an old subsale. 5 freehold projects on my list are at RM500,000 or below; the freehold vs leasehold guide covers what actually changes.
