Utama Arena review: pros, cons and who it suits

Quick answer

Utama Arena is a Single Storey Terrace House in Tambun & Bercham, Ipoh, Perak, on 20' x 65' lots, 4 bedrooms and 2 bathrooms, 908 sq ft built-up, 22 units in total, leasehold, completing 2027. Starting at RM368,600.

Who should consider Utama Arena?

  • You are a first-time buyer and a Malaysian citizen — at RM368,600 this sits under the RM500,000 ceiling, so stamp duty on both the transfer and the loan agreement is exempt
  • Stairs are a concern now or later — everything is on one floor
  • You need 4 bedrooms for a family, or three plus a study

Who may want to look elsewhere?

  • You will only buy freehold — this is leasehold
  • You need to move in soon — completion is estimated 2027

Utama Arena (the developer’s name is Arena Perpaduan Utama) is 22 Single Storey Terraces in two rows by Chestwood Properties, near Sunway City Ipoh. Most are 20' x 65' intermediate lots with a 908 sq ft built-up; the two end lots are 22' wide and the corner lots carry extra land. Every house has 4 bedrooms, 2 bathrooms, a high ceiling and a car porch for two cars. The price shown is after the developer’s 5% rebate on the RM388,000 SPA price, and the package includes free legal fees on the SPA and the loan agreement; the buyer pays the disbursements and stamp duty. The site was at the clearance stage in the developer’s April 2026 summary. A show unit can be viewed by appointment — WhatsApp me to arrange a time.

What to check before you buy Utama Arena

Leasehold: confirm the term in writing

Utama Arena is leasehold. Before you book, ask the developer or your lawyer to confirm in writing what lease term the title carries, its expiry date and the date it runs from — those three figures, not the word “leasehold”, are what a bank and a future buyer will look at. Leasehold also adds a state-consent step whenever the property changes hands, which matters on the day you sell rather than the day you buy. Freehold vs leasehold covers what it actually changes.

Completion is targeted for 2027

Handover is close. At this stage the useful questions are what the build has actually reached on site today, how much of the progressive schedule has already been billed, and whether the finishes on site still match what the SPA specifies — near the end is exactly when substitutions show up. Confirm the specification against the SPA rather than the brochure, and treat the date as the developer's target rather than a guarantee.

Monthly maintenance: not published

A maintenance charge may apply to a guarded entrance and the common areas behind it, because shared areas and managed services have to be paid for by someone. The documented rate for Utama Arena is not published in the project information available to me, and I will not estimate one. Request the written maintenance rate and the sinking fund contribution from the developer, and ask what they are calculated on, before you compare this price against a house with no shared facilities.

What the land gives you

Utama Arena is a 20' x 65' lot, 908 sq ft built-up, 4 bedrooms and 2 bathrooms. At 20 feet of frontage the car porch takes two cars side by side with little to spare. Measure it against the vehicles you actually own rather than the ones drawn on the layout plan. At 65 feet deep, what is left behind the house once the building footprint is taken out is modest. Check that space on site, not on the layout plan.

The advertised price is not the loan basis

Two numbers apply here: the SPA price of RM388,000 and the nett price of RM368,600. The bank lends against the SPA price, and stamp duty and legal fees are charged on it too — the rebate comes off what you pay, not off what the bank values. That is why the cash you need upfront can be far smaller than the headline suggests. Confirm in writing which fees the current package absorbs, and whether it is still open.

Common questions about Utama Arena

How much does Utama Arena cost?

Utama Arena starts from RM368,600, which is the nett price after the developer’s rebate. The SPA price is RM388,000. That is the entry unit type — corner, end and larger lots are priced higher. Prices move as units sell, so confirm the current chart before budgeting around any figure.

How big are the units at Utama Arena?

Lots are 20' x 65'. Built-up area is 908 sq ft. Each home has 4 bedrooms and 2 bathrooms. Room-by-room measurements are on the developer’s floor plan.

Where is Utama Arena located?

Utama Arena is in Tambun & Bercham, Ipoh, Perak. Nearby: TF Value-Mart, Giant Tambun, SK Tambun and SMK Tambun.

Is Utama Arena freehold or leasehold?

Utama Arena is Leasehold. On leasehold what matters is the years remaining, because that is what a bank prices against and what a future buyer inherits.

When will Utama Arena be completed?

Vacant possession is estimated for 2027. That is the developer’s target rather than a guaranteed date — check what the SPA measures the completion period from, and the liquidated damages position if it runs late.

What would the monthly instalment be for Utama Arena?

Roughly RM1,484 a month, assuming the bank lends 90% of the RM388,000 SPA price over 35 years at around 3.7%. This is an estimate, not a loan offer — your margin, tenure and rate are set by the bank. Change any of the numbers on the instalment calculator.

How much cash do I need to buy Utama Arena?

Because the bank lends on the SPA price, a 90% loan is about RM349,200, so your own share of the RM368,600 starting price is about RM19,400, less any booking fee already paid. Add whatever legal fees and stamp duty the package does not cover. Work your own figure on the upfront cost calculator.

Who is Utama Arena suitable for?

On the published specification the main draws are 5% Rebate, Gated Community, Modern Design, Low Density 22 Units and 5Min Link To Sunway Medical Centre& Sunway Mall. Whether it fits depends on your budget, how long you intend to hold it and how the location works for your daily commute.

Is Utama Arena gated and guarded?

Utama Arena is marketed as a gated and guarded development. A guarded scheme means a controlled entrance and shared areas that somebody has to run, which is what the monthly maintenance charge pays for. Ask for that rate in writing before you compare the price against an open-title house.

Is there a maintenance fee at Utama Arena?

Yes — any development with shared areas or security carries a monthly maintenance charge, because those areas have to be staffed, cleaned, insured and eventually repaired. I do not have a documented rate for Utama Arena and will not estimate one. Ask the developer for the figure in writing and ask what it is calculated on (a flat rate per unit, or per square foot), and check whether the sinking fund is inside that number or charged on top.

How does Utama Arena compare with Olive Grove?

Olive Grove is the closest thing to Utama Arena on price in Tambun & Bercham: RM477,450 against RM368,600, a difference of about RM108,850. Olive Grove is a double Storey terrace house on leasehold. At this kind of gap the deciding factors are usually tenure, completion date and how the layout actually suits you, not the price itself — open both pages side by side before you pick one.
