Buyers should confirm the latest Perak requirements with a qualified lawyer or relevant authority before purchasing — this page does not state a specific Perak threshold, since it can change.
Comparing what's currently available across Ipoh helps narrow down options that are realistically open to you.
Ipoh will not suit every foreign buyer, and it is not the only city worth considering for MM2H or a second home in Malaysia. Some foreign buyers may consider Ipoh because of:
Private and public hospitals are within the city.
A well-known food scene and a slower pace than Malaysia's biggest cities.
Landed terrace houses and semi-Ds are more common than in KL or Penang, across a range of price points.
Ipoh sits between KL and Penang along the North–South Expressway, with rail connections.
Established townships such as Botani already have schools built into the community.
As Perak's state capital, hospitals, malls and utilities are already in place.
None of this makes Ipoh the right choice for every buyer — it depends on what you are looking for in a second home.
These are areas already covered on this site, each with a different lifestyle and property profile. Details below reflect what's currently listed for each area.

New terrace houses, semi-Ds and apartments in an established township with schools, a hospital and shopping already built out. Tenure is mixed between freehold and leasehold across current launches.
See Botani projects →
New terrace houses close to the Sunway lifestyle hub and Sunway Medical Centre, plus Bercham's established residential township. Current launches here are leasehold.
See Tambun & Bercham projects →
New bungalows, semi-Ds and apartments in the city centre, where prices span a wider range than the outskirts. Tenure is mixed between freehold and leasehold.
See Ipoh Town projects →Eligibility depends on current Malaysian and Perak property ownership rules, the property type, title and applicable restrictions. Broadly, four categories are worth knowing:
Whether Ipoh suits your retirement depends on what matters most to you. Factors worth weighing include:
Ipoh tends to be quieter and less built-up than Kuala Lumpur or Penang, with established residential areas and a range of landed property options. Whether that suits you is a personal decision — this guide can help you compare areas and property types, but only you can weigh that against your own priorities.
Thinking about making Malaysia your second home? Here's a look at what everyday life in Ipoh has to offer — from healthcare and education to shopping, nature, food and leisure.

Ipoh combines a historic city centre with distinctive limestone landscapes and a strong local food and cultural identity.

Ipoh is well known for its local food culture, traditional kopitiams, white coffee and a growing café scene.

Established shopping malls, supermarkets and neighbourhood retail areas provide everyday shopping and dining options across Ipoh.
Leisure · Shopping · Healthcare

Sunway City Ipoh brings leisure, shopping and healthcare together in one location in Tambun. Lost World of Tambun and Sunway Medical Centre Ipoh are already open; the mall component is still under construction. See property options in Tambun & Bercham →

From limestone-hill lakes to city parks and hiking trails, Ipoh has a range of green and outdoor spaces within easy reach.

Ipoh has a range of public and private hospitals and specialist healthcare providers — worth weighing for MM2H retirees and long-term residents.

Families relocating to Ipoh typically weigh:
Areas like Botani already have international schools, a Chinese primary school and a high school within the township, alongside a hospital — details worth checking against your own family's needs on the Botani area page. As with retirement, there is no single area that suits every family — it depends on school preferences, budget and how central you want to be.
Different visitors land on this page for different reasons. A few starting points:
Read through the current requirements for Platinum, Gold and Silver, and decide whether the programme fits your plans.
Weigh your financial position, intended length of stay and whether you want the option to work or invest under the programme.
Applications must go through an MM2H tourism operating company licensed by MOTAC — not submitted individually.
Your operator will guide you through documentation, the fixed deposit and the approval timeline.
Once approved, you'll need to purchase and own a residential property at or above your category's minimum value.
Compare areas like Botani, Tambun & Bercham and Ipoh Town for lifestyle and property type.
Narrow down by price, property type, tenure and completion status across the projects currently listed.

I'm an Ipoh property consultant helping foreign buyers understand the local property market and shortlist suitable properties. I can help with:
Understanding Ipoh's property areas and what each offers.
Comparing property types — landed homes, condos, new launches and completed homes.
Comparing new projects across the areas I cover.
Arranging property viewings.
Explaining property-related costs — purchase price, stamp duty, legal fees, loan fees, valuation fee, mortgage insurance, fire insurance and other miscellaneous costs.
Connecting buyers with relevant professional support where necessary — lawyers, mortgage advisors, valuers, insurance agents, interior designers, and movers & renovation teams.
For MM2H application and immigration matters, please consult a licensed MM2H operator. I am not an immigration consultant, an official MM2H authority, or a licensed MM2H operator — my role is on the Ipoh property side.
If you're considering Ipoh as your second home, I can help you explore the local property market and shortlist homes based on your preferred location, lifestyle and budget.
