Ask about BotaniI currently cover a mix of terrace houses, semi-Ds and one apartment/condo development in Botani, spanning both completed projects and ones still under construction. Terrace houses make up the largest share of what I track here, with several semi-D options at the higher end. On my current list, Botani prices run from RM170,000 up to just under RM1 million, depending on property type. The apartment option sits at the lower end; terrace houses occupy the mid-range, and semi-Ds sit at the top of that spread. Land size, tenure and how established the specific project is all affect where a unit lands within that range.
Based on the projects I currently cover in Botani, RM500,000 gets you into a double storey or 1.5-storey terrace house, with a couple of options priced just under that ceiling. It won't yet reach the semi-D price band here, which currently starts noticeably higher. This reflects my current listings in Botani, not a full market survey of the area.
It's one of Ipoh's more established township developments — schools, a hospital and a shopping mall are already built out here rather than planned for later. That maturity is the main draw for buyers who want amenities in place now, not projected. Whether it's the right fit for you specifically depends on your budget and what you're comparing it against; happy to talk through the trade-offs.
Botani can be worth considering for retirement, mainly because the township is already built out rather than still developing — a hospital, shopping and daily amenities are already in place, which matters more once you're not commuting for work every day. The current projects here are mostly terrace and semi-D homes, with one apartment/condo option, so there's some choice in how much land and upkeep you want to take on. Whether it suits your retirement specifically depends on your budget, mobility needs and how close you want to be to family.
Botani may be suitable for Malaysians working in Singapore who are planning to return to Ipoh, or who want to buy a future retirement home while still earning a Singapore income. The township's schools, hospital and shopping are already established, which matters if you're buying now but not moving in for some years yet. As with any purchase while based overseas, it's worth arranging a proper site visit, or having someone view on your behalf, before committing.
It's a mix — some of the new launch projects I currently list in Botani are freehold, others leasehold, roughly split between the two. Always confirm the exact tenure on the SPA before signing, since it can vary by project and even by phase within the same development.
Schools include SJK(C) Bandar Seri Botani, Shen Jai High School, Seri Botani International School and Fairview International School. For everyday amenities there's AEON Mall Station 18, Hospital Seri Botani, and convenience stores including Lotus's, Econsave and TF Value-Mart, plus access to the North–South Expressway via Simpang Pulai.
Neither is universally better — they suit different priorities. Botani is the more established township, with international schools and a hospital already built into the community, and its prices currently span a wider range including higher-end semi-Ds. Tambun & Bercham sits near Sunway Medical Centre and Sunway City Ipoh, and on my current list its terrace houses are all leasehold and generally priced lower than Botani's.
