How to read this table

The "from" column is about property type as much as location. An area whose current launches happen to be terrace houses will show a lower entry than one with bungalows on the list, even where the underlying land is comparable. It tells you what is available right now, not what the land is worth.

A wide gap between "from" and "up to" means variety. Areas spanning several hundred thousand ringgit have a genuine mix of property types, so there is likely something at your budget. A narrow range means the area currently has one kind of product.

Tenure is not evenly spread. Several areas here are entirely freehold or entirely leasehold on current launches, which can decide the area for you if tenure is a firm requirement. What that actually changes is covered in the freehold vs leasehold guide.

What can I buy in Ipoh for RM500,000?

RM500,000 covers a good spread of new launch terrace houses and reaches into semi-Ds depending on the area. It is also the ceiling for the full first-home stamp duty exemption, which makes it a genuinely meaningful number rather than just a round one. Why are prices so different between areas in Ipoh?

Mostly township maturity and what is already built around it. Established areas with schools, healthcare and shopping already in place price higher than newer areas still filling in. Property type matters as much — an area whose current launches are all terrace houses will show a lower range than one with bungalows, even if the underlying land values are similar.

Is freehold more expensive than leasehold in Ipoh?

Freehold generally carries a premium for a comparable house in a comparable area, though the areas themselves differ enough that a straight comparison across the table above would be misleading.
