Nine areas, and no single right answer. Here is how to narrow it down quickly — by budget, by what you are buying for, and by what you actually want the neighbourhood to be like.
Start here if you are stuck. Most people arrive with a price in mind and no idea which areas it reaches. Skip to prices by area, find the ones your budget covers, then come back and use the questions below to pick between them.
If you are going to live there, the daily details win: the drive to work, the school run, how the neighbourhood feels on a weekday evening. If you are buying to hold, you are betting on the area in ten years rather than on how it looks today, and that shifts you toward established locations or ones with visible infrastructure already under way.
Most buyers I deal with in Ipoh are own-stay. If that is you, weight the commute and the neighbourhood far above anything that sounds like an investment thesis.
Already built out means the schools, shops and clinics exist and you can go and look at them. You pay for that certainty. Still filling in usually means a lower entry price and a wait, with some of what you are buying still on a masterplan.
Botani is the clearest example of the first — 12 projects, with schools and a hospital already inside the township. Newer pockets across Chemor, Gopeng and Lahat sit at the other end, with lower entry prices and less already in place.
Usually it is one of: a specific school, being near family, a hospital within a short drive, freehold title, or a hard budget ceiling. Name it, and most of the nine areas eliminate themselves immediately. This is the fastest step and the one people skip.

There is no single best area, and anyone who names one without asking about your situation is selling something. The honest answer depends on your budget, whether you are buying to live in or to hold, how far you are willing to drive daily, and whether you want a township that is already built out or one still filling in. This guide works through those questions area by area.
On my current list, Botani has the lowest entry point at RM170,000. Whether it is the right buy is a separate question — the cheapest entry price and the best value are not always the same area.
Botani is the one buyers most often mean by established — schools, a hospital and shopping are already built into the township rather than planned for later. Ipoh Town is established in a different sense: it is the city centre itself, with heritage character and amenities that have been there for decades rather than a planned township.
It depends on what your family needs most. Botani has international and Chinese schools plus a hospital within the township. Tambun and Bercham put you near Sunway City Ipoh, and Bercham itself is an established residential area with everyday amenities in place. Each area page on this site lists the actual schools and amenities nearby, so it is worth comparing those directly against your own shortlist.
Ipoh Town suits people who want everything within a short drive and value being in the city itself. Botani suits those who want an established township with a hospital built in. Tambun appeals to buyers who want to be near Sunway Medical Centre Ipoh and the greener limestone landscape. The cost side is covered in more detail in the retiring in Ipoh guide.
An established area means the schools, shops and healthcare already exist and you can see what the neighbourhood is actually like. A newer area usually means a lower entry price, but you are buying partly on what is planned rather than what is there. Neither is wrong — it depends on whether you can wait, and how much you are willing to pay for certainty.
Ipoh is a compact city and most of these areas are within a reasonable drive of each other and of the city centre. That makes commute distance less decisive here than it would be in the Klang Valley, and it is one of the reasons buyers here tend to choose on the neighbourhood and the house rather than purely on proximity to work.
