Every phase on the current price list

PhaseTypeLand sizeLayoutFromCompletion
Klemeru 2 Double Storey Terrace House 22' x 75' 4 bed · 3 bath RM488,000 Completed
Klemeru 3 Single Storey Semi-D 45' x 70' 4 bed · 3 bath RM568,000 2027
Klemeru 3 1.5 Storey Semi-D 45' x 70' 5 bed · 3 bath RM678,000 2027
Klemeru 4 Single Storey Terrace House 22' x 70' 4 bed · 2 bath RM398,800 2028

Two rows say Klemeru 3 because that phase has two products — a single-storey semi-D and a 1.5-storey semi-D on the same 45' x 70' lot. Starting prices are for the entry unit; lot position moves them.

What every phase shares

  • The guarded line. A walled perimeter with a guardhouse at the entry. This is a property of the address, not of the house — it cannot be retrofitted later.
  • A 4.5-acre recreational park, inside the guarded line and walkable from the homes.
  • Solar panels in the developer's specification for every phase on the list. System size differs — Klemeru 4 specifies 10kWp.
  • 3-phase electrical and EV provision. More headroom than the single-phase supply older terrace houses run on. Note that an EV provision is a point and an isolator, not a charger unit.
  • Leasehold tenure, across every current phase.

Which phase suits which buyer

Cheapest way in: Klemeru 4, RM398,800. A single storey terrace house on 22' x 70', 4 bedrooms, completing 2028. Everything on one floor, which matters more than people expect once parents get older. It is also the longest wait.

Ready now: Klemeru 2. Double Storey Terrace House on 22' x 75', RM488,000, CCC obtained. You can walk it, see the finished street and the neighbours, and move in without a construction timeline. That certainty is what the extra money over Klemeru 4 buys.

Most land: the Klemeru 3 semi-Ds, on 45' x 70'. Roughly double the frontage of the terrace phases, with a single-storey and a 1.5-storey version at different prices — the 1.5-storey adds a fifth bedroom upstairs.

The leasehold question, honestly

Every Klemeru phase currently on the list is leasehold. That is not a dealbreaker on its own, but it is a real difference: consent to transfer on resale, and the way some banks and some buyers treat it. If freehold is a firm requirement rather than a preference, Klebang Ria (6C&6D) sits in the same Klebang and Meru area, is freehold, and starts at RM338,000 — without the guarded perimeter or the park. The trade-off is worked through in the freehold vs leasehold guide.
