Budget
This page lists the most affordable new launches I'm currently handling in Ipoh, all priced under RM400,000, sorted from the lowest price up.
It's aimed at first-time buyers and anyone working to a tight ceiling — entry-level terrace and apartment stock, not a general property portal.
For each project you'll find the starting price, land size, location and completion status. Tell me your budget and I'll send only what fits.

Ask about homes under RM400kYes — new launch homes under RM400,000 are on my current list, which tends to be the entry-level band for new launch terrace houses in Ipoh right now.
On my current list it covers a real terrace house or apartment, not a compromise unit — most of the terrace options in this range come with 3 or 4 bedrooms on their own land, with a couple of apartment options also under this ceiling. What you give up compared to a pricier project is usually size, finishing level or how established the neighbourhood is, not the basic layout.
Currently Santorini in Botani, from RM170,000. This changes as units sell, so confirm with us before budgeting around it.
As an example: on RM400,000 with a 10% down payment (so a 90% loan) over 35 years at an example rate of 3.7%, the instalment works out to roughly RM1,530 a month. Your actual rate and margin depend on the bank and package, so use the instalment calculator to plug in your own numbers, or ask us for a free loan check.
For many first-time buyers, yes — the lower loan amount is easier to get approved and the monthly commitment leaves more room in the budget. Whether it suits you specifically depends on your income, family size and how long you plan to stay, which is worth a direct conversation rather than a generic answer.
