Lex Living Phase 1 is Blocks D1 to D3 by Lex Land Sdn Bhd: Double Storey Terraces on 22' x 80' freehold lots with individual titles. The house is the larger of the two Lex Living designs — 22' x 50', with 4 bedrooms, 5 bathrooms, a high-ceiling living room and a dressing area off the master bedroom. Every house comes with 7 solar panels (the developer estimates about 540 kWh a month), an EV charging point, an auto-gate power point and 3-phase power. Legal fees for the SPA and loan agreement are free, and there is no maintenance fee. The developer plans to fence the development after completion, but a guardhouse is not guaranteed. Corner, inter-corner and end lots carry a premium for the extra land and building. The developer’s June 2026 summary put completion in Q3 2026. Blocks D4 and D5 are listed from the same starting price but were still at the earthworks stage in June 2026 — ask which units are open and when each will be ready.

What to check before you buy Lex Living Phase 1

Freehold — confirm which kind of title

Lex Living Phase 1 is freehold, so there is no lease term to renew and no state consent to wait for when you sell. The question still worth asking is whether the title finally issued is an individual title or a strata title, because that decides whether a management body and a monthly charge come with the house. Ask which one the SPA provides for — on a landed development it is not always the one buyers assume.

Completion is targeted for 2026 Q3

Handover is close. At this stage the useful questions are what the build has actually reached on site today, how much of the progressive schedule has already been billed, and whether the finishes on site still match what the SPA specifies — near the end is exactly when substitutions show up. Confirm the specification against the SPA rather than the brochure, and treat the date as the developer's target rather than a guarantee.

Monthly maintenance: none listed

The developer’s project summary lists no maintenance fee for Lex Living Phase 1. Confirm it in the SPA before you sign, because a fee can be introduced later if a management body is set up for shared areas.

What the land gives you

Lex Living Phase 1 is a 22' x 80' lot, 22' x 50' built-up, 4 bedrooms and 5 bathrooms. At 22 feet, the frontage is wider than the 20 feet most common at this size. The difference is felt in the car porch and in how wide the rooms directly behind it can be — not in the total floor area. The 80-foot depth is generous — once the building footprint is taken out there is usable garden left, not just a strip.

Fenced is not the same as guarded

Lex Living Phase 1 is marketed as a fenced community. A fence is a boundary; a gated-and-guarded scheme adds a guardhouse, access control and the monthly cost of running them. Ask exactly what security is provided, who staffs it and who pays for it, then compare against the guarded schemes in Ipoh before deciding this price is cheap or dear.

Common questions about Lex Living Phase 1

How much does Lex Living Phase 1 cost?

How big are the units at Lex Living Phase 1?

Lots are 22' x 80'. Built-up area is 22' x 50'. Each home has 4 bedrooms and 5 bathrooms. Room-by-room measurements are on the developer’s floor plan.

Where is Lex Living Phase 1 located?

Lex Living Phase 1 is in Botani, Ipoh, Perak. Nearby: Seri Botani International School, Fairview International School Ipoh, Econsave Bandar Seri Botani and AEON Mall Ipoh Station 18.

Is Lex Living Phase 1 freehold or leasehold?

Lex Living Phase 1 is Freehold. Freehold has no lease expiry, which is one less variable on financing and resale.

When will Lex Living Phase 1 be completed?

Vacant possession is estimated for 2026 Q3. That is the developer’s target rather than a guaranteed date — check what the SPA measures the completion period from, and the liquidated damages position if it runs late.

What would the monthly instalment be for Lex Living Phase 1?

Roughly RM2,291 a month, assuming the bank lends 90% of the RM598,880 price over 35 years at around 3.7%. This is an estimate, not a loan offer — your margin, tenure and rate are set by the bank. Change any of the numbers on the instalment calculator.

How much cash do I need to buy Lex Living Phase 1?

The main upfront item is the 10% down payment, about RM59,888 at the starting price, less whatever the booking fee already covers. On top of that come the loan agreement stamp duty and legal fees, and the MOT stamp duty where the developer does not absorb them. Work your own figure on the upfront cost calculator.

Who is Lex Living Phase 1 suitable for?

On the published specification the main draws are Freehold, Solar Panels & EV Charging Point and 3-Phase Electric. Whether it fits depends on your budget, how long you intend to hold it and how the location works for your daily commute.

Is Lex Living Phase 1 gated and guarded?

Not exactly. Lex Living Phase 1 is marketed as a fenced community, which is not the same as gated and guarded: a fence is a boundary, while a guarded scheme adds a guardhouse, access control and the monthly charge that pays for them. Ask exactly what security is provided and who pays for it. The fully guarded projects are listed on this page.

Is there a maintenance fee at Lex Living Phase 1?

No — the developer’s project summary lists no maintenance fee for Lex Living Phase 1. Confirm it in the SPA before you sign, because a fee can be introduced later if a management body is set up for shared areas.

How does Lex Living Phase 1 compare with Forresta?

Forresta is the closest thing to Lex Living Phase 1 on price in Botani: RM599,999 against RM598,880, a difference of about RM1,119. Forresta is a double Storey terrace house on freehold (strata title). At this kind of gap the deciding factors are usually tenure, completion date and how the layout actually suits you, not the price itself — open both pages side by side before you pick one.
