The semi-D new launches on my current list run from RM428,000 up to just over RM1.3 million. A lot of that spread comes down to storeys: single-storey sits in the RM400,000s to high RM500,000s, double-storey opens around RM728,880. Is there any semi-D in Ipoh under RM500,000?

On my current list, Gopeng Avante in Gopeng comes in from RM428,000 — a single-storey semi-D on a 35' x 70' lot, four bedrooms, handover targeted for 2027. The next one up starts at RM548,800. Sub-RM500,000 semi-D doesn't come up often on the new-launch side. Under the first-home stamp duty rules as they currently stand, RM500,000 is also the exemption ceiling, so confirm the position with your lawyer before you budget around it.

Which semi-D projects in Ipoh are freehold?

The freehold ones I'm handling at the moment: Klebang Ria (8A) in Klebang / Meru from RM548,800, Pulai Heights Phase 8 in Botani from RM869,000, and Cavelle @ Serene Garden, also Botani, from RM988,000. Freehold usually prices higher than leasehold here, so the freehold shortlist tends to stay short. Tenure can differ between phases of the same project, so check it on the specific phase before you commit.

Which areas of Ipoh have new semi-D launches?

Right now I have semi-D across Botani, Klebang / Meru, Pengkalan & St18, Ampang, Gopeng and Ipoh Town. Botani carries the largest cluster, with the established-township pull of schools and the hospital nearby. The single-storey semi-D are in Klebang / Meru, and the lowest entry price on my list is in Gopeng. Tambun, Bercham and Chemor have launches too, just no semi-D on my books at present.

What's the price difference between single-storey and double-storey semi-D?

Around RM160,000 between the two entry points at the moment. Single-storey semi-D starts at RM428,000 and runs to roughly RM568,000; double-storey opens at RM728,880, with a 1.5-storey sitting between them at RM678,000. If your ceiling is under RM600,000, single-storey is where the semi-D options are. For older parents, or anyone who'd rather not do stairs daily, that's often the house they wanted anyway.

Should I buy a new semi-D or a subsale one in Ipoh?

It depends on what you need. New launches can come with developer packages, rebates, legal fee absorption and sometimes renovation items, while subsale properties can make more sense if you need an established location or want to move in sooner. A few on my current list are already completed, which covers both sides.

Are there semi-D units in Ipoh I can move into now?

Some completed semi-D options are available on my current list, including Pulai Heights Phase 8 and BungalowDees Premier in Botani, The Grand 9 in Pengkalan & St18, and Villa D'Polo in Ipoh Town. CCC has been obtained on each of them. You get to walk the actual house instead of a showroom, and completed stock moves quickly, so check what's left before planning a viewing.

How much land does an Ipoh semi-D sit on?

On my current list, frontages run 35 to 45 feet and depths 70 to 100 feet. The widest I have are the 45-foot Klemeru 3 lots in Klebang / Meru; the deepest is The Grand 9 at 35' x 100'. Frontage is what you notice day to day — it's the side gap that takes a second car, a garden, or an extension later. Depth mostly buys back yard.

Is a semi-D worth the jump from a double-storey terrace?

Depends whether the extra land gets used. A semi-D shares one wall instead of two, so you gain a side gap, one neighbour rather than two, and airflow on three sides. In Botani the step is significant: double-storey terrace launches on my list open around RM495,000, semi-D around RM869,000. If that side land becomes parking, a garden or an extension, buyers feel it. If it stays a strip of grass, a bigger terrace may serve you better.

Do Ipoh semi-D new launches come with rebates?

Some Ipoh semi-D new launches come with developer incentives such as rebates, legal fee absorption or stamp duty support. The package varies by project, phase and sometimes by unit, so ask for the current package before comparing two projects on list price alone — a rebate can close a good part of a gap that looks wide on paper.
