A RM6.25 billion plan for the railway land beside Ipoh’s old station. Here is what has actually been announced, stage by stage — and what it does and does not change if you are buying a home in Ipoh now.
Quick answer. Ipoh Sentral is a RM6.25 billion transit-oriented development on 67 acres of railway land beside the historic Ipoh Railway Station, built in stages over about 20 years. The park comes first (2026), then a mosque (from late 2026, about two years), then the integrated terminal and shopping centre (from 2027, five to six years). Homes are targeted to start in 2028. No private land is being acquired.

This is the schedule the Perak Menteri Besar, Dato’ Seri Saarani Mohamad, gave the state assembly in September 2026, in reply to a question from the assembly member for Buntong.
| Stage | Starts | How long |
|---|---|---|
| 1. Landscaped park | Early 2026 | — |
| 2. Mosque | End of 2026 | About 2 years |
| 3. Integrated terminal and shopping centre | 2027 | 5 to 6 years |
| 4. Residential development | Targeted 2028 | — |
| Later: remaining phases | Flexible, over a 20-year horizon, depending on market conditions | |
Read the third row carefully. A five-to-six-year build that starts in 2027 points to the early 2030s for the terminal and mall — and that is if the schedule holds. Big public projects move. Plan around what exists, not around a date in a speech.
Railway Assets Corporation (RAC), the federal agency that holds railway land, lists these components for Ipoh Sentral:
The Ipoh station already has direct rail to KL Sentral and Penang Sentral, which is the point of putting the hub here.
The groundbreaking was performed by the Prime Minister on 16 August 2025. Reports of that day describe Ipoh Sentral Sdn Bhd as a joint venture between the Federal Government (through RAC) and the Perak State Government, with MRCB — the developer behind KL Sentral and Penang Sentral — involved through its subsidiary.
The Menteri Besar said Ipoh Sentral could raise property values in the surrounding areas. That may well happen. But four things are worth keeping in mind before it changes what you pay:
The station sits in Ipoh Town. These are the 7 Ipoh Town listings I cover now, cheapest first. I have not measured their distance to the Ipoh Sentral site, so check the route yourself before you weigh it.

A RM6.25 billion transit-oriented development on 67 acres of railway land beside the historic Ipoh Railway Station. Railway Assets Corporation (RAC) lists its components as an integrated transport hub, residential units, offices, commercial and retail space, public spaces, green parks, a mosque and a Sentral Square, built over about 20 years.
It is built in stages, not all at once. According to the Perak Menteri Besar’s reply in the state assembly in September 2026: the landscaped park started in early 2026; the mosque starts towards the end of 2026 and takes about two years; the integrated terminal and shopping centre starts in 2027 and takes five to six years; residential development is targeted to begin in 2028. The remaining phases run flexibly over a 20-year horizon, depending on the market.
Residential development is targeted to start in 2028. No prices, unit counts or house types have been published yet, so anyone quoting you a price for an Ipoh Sentral home today is guessing.
No, according to the Menteri Besar. The project uses only land approved to RAC for the development, and the Land and Mines Office (PTG) has not received any intention to acquire private land for it.
The Menteri Besar said it could raise property values in the surrounding areas. That is an expectation, not a guarantee, and the big pieces are years away: the terminal and shopping centre alone are scheduled to take five to six years from 2027. Buy a home for what it offers today, and treat Ipoh Sentral as a possible bonus rather than the reason to pay more.
