Included in the price

  • S&P legal fees and disbursement borne by the developer
  • Loan agreement legal fees and disbursement borne by the developer
  • Loan stamp duty borne by the developer
  • 10% discount on the S&P price

Prices shown are after the developer’s 10% discount on the S&P price; the S&P figure is RM2,200,000 for the entry unit. Of the 20 units, 15 were still available on the developer’s live chart and all of them are the 22' x 80' three storey intermediate lot — both 40' x 80' corner lots (S&P RM5,000,000) and both 30' x 80' end lots (S&P RM3,800,000) were already taken. Booking is 2% of the selling price. The developer describes the surrounding Anderson City neighbourhood as having more than 2,400 households; that is the developer’s figure and I have not verified it independently. Ask for the live chart before planning around a specific lot.

Key features

  • 6,446 sq ft built-up on a 22' x 80' lot
  • Double-volume shopfront with a mezzanine floor
  • Freehold, 20 units in total

Why these specifications matter

The figures above are the developer’s. What follows is what each one changes for a business using the space, and what to verify before you rely on it.

22' x 80' lot

The first figure is the frontage. Frontage is what decides how many vehicles can pull up at once, whether a lorry can approach square to the door instead of at an angle, and how much of the plot is usable yard rather than manoeuvring space. Depth decides how far back you can build and what is left in front for standing and loading. A wider lot also gives more room to extend later, subject to setback and plot coverage. What to do: pace out the yard actually left in front of the building, and check that your largest delivery vehicle can enter, turn and leave without reversing onto the estate road. Do not assume any particular lorry fits — verify clearance and turning radius on site.

Location

Anderson Boulevard sits on Jalan Raja Musa Aziz, north of Ipoh town centre and next to Anderson Residences and The Anderson, with Gunung Lang Recreational Park and the Kinta River nearby.

The developer’s location map states the following distances. They are the developer’s own figures, not measurements I have taken:

  • SMK Anderson — 500 m
  • Raja Permaisuri Bainun Hospital — 1 km
  • Angsana Mall — 1.3 km
  • Bandar Ipoh Raya — 1.6 km
  • Ipoh Parade — 1.8 km
  • Greentown Business Centre — 1.9 km
  • KTM Ipoh Station — 4.4 km

Why it matters: a shop unit lives on the traffic that already passes it. This stretch connects towards the Ipoh–Lumut Expressway to the north-west and the North–South Expressway to the east, and sits between an established hospital, a secondary school and the Greentown commercial area. Walk the frontage at the hour your own customers would arrive before you rely on any of it.

What to check before buying at Anderson Boulevard

Take this to the site visit. The specification items near the top cannot be changed after handover.

  1. Frontage width — and whether the unit is corner, end or intermediate.
  2. Visibility — from the road a customer actually drives on.
  3. Parking — at your busiest hour, not at midday on a weekday.
  4. Occupied neighbours — how much of the row is trading, and doing what.
  5. Title and tenure — and whether the individual title has issued.
  6. Floor area per level — and the ground floor ceiling height.
  7. Fit-out provisions — grease trap, exhaust, three-phase, water points.
  8. Signage rights — and what the local authority permits on the facade.
  9. Service charge — if the row has a management arrangement.
  10. SPA terms — what the developer covers and what you pay.
  11. Completion timeline — and the liquidated damages position.
  12. Financing — under commercial terms, and the cash needed at signing.

Booking mechanics are covered in the property booking checklist, and financing capacity in the DSR guide.

Shop unit positions, frontage and pricing differ between lots. Ask for the current chart before you decide — corner and end lots are usually priced differently from intermediate units.

Where is Anderson Boulevard located?
